Carol has over 25 years of extensive healthcare experience in the healthcare and senior housing industry. Over the last 20 years, Carol has specialized in the valuation, market and financial analysis for the following industries: nursing homes, assisted living facilities, acute care hospitals, psychiatric hospitals, rehabilitation hospitals, retirement centers, medical office buildings, and surgical centers.

Carol received her MAI appraisal designation in 1990 and is a Certified Commercial Investment Member (CCIM).

Analyses include disposition analysis, economic feasibility studies, market and marketability studies and valuation studies (real estate and business). She is experienced in tax appeal court and bankruptcy court.

Clients have included Pension Funds, Banks and Savings Institutions, Mortgage Bankers, Insurance Companies, Real Estate Investors and Developers, Government Agencies, Public Companies, Attorneys, Architects, and Certified Public Accountants.

Carol received her Bachelor of Science in Real Estate from Georgia State University in 1985, and has participated in numerous professional education courses, including the Harvard Business School Executive Education Program.

Courtney has over 25 years of appraisal experience, of which the last 15 years have been dedicated exclusively to the valuation of healthcare facilities including nursing homes, assisted living facilities, acute care hospitals, psychiatric hospitals, CCRC’s, retirement homes, medical office buildings, and surgical centers. She has personally appraised and consulted on in excess of 700 senior housing and healthcare facilities across the country.

Courtney received her MAI appraisal designation in 1987. She is active with the Appraisal Institute and sits on the Experience Review Panel. Prior to becoming a partner with Province Consulting Group she was affiliated with Morrow Morgan Smith, Inc. performing appraisals on various types of healthcare facilities in the Northeast. She was involved an a range of valuation assignments including estate and tax appeals as well as litigation and institutional work. (January 2002 to March 2006).
She was Director, Senior Housing/Healthcare Industry Group, Cushman & Wakefield Valuation Advisory Services, a national full-service real estate organization. Her principal focus involved appraisal and counseling clients for senior housing and healthcare properties on a national basis. As Director, her responsibilities included coordination of the firm’s national Senior Housing/Healthcare Industry Group consisting of appraisers who specialize in independent living retirement communities, assisted living facilities, continuing care retirement facilities, skilled, intermediate and subacute care nursing homes, hospitals and other healthcare oriented property types (January 1998 – July 2001).
She was Director, Valuation Services, Irving Levin Associates, New Canaan, Connecticut, overseeing the valuation practice which specialized in the valuation of senior housing and healthcare properties, tax appeals and market/feasibility studies for corporate government and institutional clients (January 1994-January 1998).
Associate Director, Cushman & Wakefield, Stamford, Connecticut, prepared appraisals, market surveys and feasibility studies on a variety of property types which included multi-family residential, office, retail and vacant land, (March 1987-December 1993).Assistant Vice President, Manufacturers Hanover Trust Company, New York City, New York, team leader for the Real Estate and Mortgage Division and appraiser of all types of commercial properties (December 1984-March 1987).
